Description

The CapEx Operations Manager works with each division to help plan and direct initiatives related to building operations and asset acquisition and assists with energy management to provide consistent and sustainable assets for Highwoods. Responsible for managing capital-building improvement expenditures to meet corporate standards and objectives.

Work Performed:



  • Budget and capital expense (capex) review and approval
  • Provide guidance on operational issues related to capital projects such as HVAC, roofs, garages, parking lots, and lighting to both division leadership and executive management
  • Contribute to executive policy and strategy
  • Directly coordinate with consultants and division personnel on capital projects
  • Assist with long-range planning for equipment replacement
  • Development and refinement of building operations standards related to capital programs
  • Assist with development/construction project review
  • Coordinate the development of core HIW standard specifications and procedures for new building construction/development
  • Review and assist with best practices for construction and property management
  • Direct large-scale lighting and energy-related retrofit projects and track related costs and savings
  • Establish and implement a communication strategy for the improvement and awareness of quality issues across all markets
  • Communicate safety and regulatory issues with HIW staff and Risk Management
  • Assist with internal consulting on property conditions and operations for potential acquisitions and dispositions
  • Assist field staff in the development and implementation of 5-year capital and operations plan for new acquisitions
  • Implied role of building consultant based on division needs
  • Support strategies of sustainable programs such as utility meters, LEED, EV chargers, and Energy Star

Requirements:



  • Self-driven, results-oriented, with a positive outlook
  • A clear focus on high quality and business profit
  • Forward planner who critically assesses their own performance
  • Mature, credible, and comfortable in dealing with senior executives
  • Good communicator, able to see things from the other person's point of view
  • Flexible to travel up to a few days a month within the southeast US

Education/Experience:



  • Bachelor's Degree in engineering, construction or a related field
  • 10 years experience suggested, including some in the field
  • Professional Engineer preferred
  • Proven experience in establishing, leading, managing, and working in a customer service environment
  • Ability to effectively present information to top management and company leadership
  • Ability to define problems, collect data, establish facts, and draw conclusions
  • Must be able to work effectively with teams
  • Experience working with consultants and engineers
  • Project management experience
  • Experienced working with construction trades, construction licensing a plus
  • Advanced experience with MS Excel and PowerPoint presentations


Physical Requirements:



  • Must be able to inspect all areas of the properties, including roof (ladder access), basement, etc.
  • Regularly required to sit, stand, walk, climb stairs, drive to and from assigned properties, and drive to division offices as needed
  • May occasionally need to balance, stoop, kneel, or crouch, and lift and/or move up to 20 pounds
  • Ability to read, understand, and communicate information and ideas clearly in writing and orally
  • Regularly required to talk, hear, and see; required to use arms and hands to reach and handle; typing on computer keyboard and using the phone
